YEAR-END STATEMENTS – Year-end summary statements and IRS 1099 forms were both e-mailed and posted to owners’ portals last month. Note: your 1099 form represents your gross rental income for 2019 before expenses. If you need any assistance accessing your owner portal or have any questions regarding your account, please e-mail us at rent@HunterRentals.com and one of our staff will be happy to help you.  

MORTGAGE COMPANY DATA - At some point between December 2019 and next month, your mortgage company will furnish you with a copy of your escrow accounting showing expenditures for taxes, insurance, and interest for the year 2019. This information is provided by the mortgage company for your tax filing. When filing your taxes, you should also include any receipts for personal expenditures you had, such as costs associated with travel to visit your property in 2019. 

UPDATE US – Please be sure to notify us with any changes to your contact information such as new e-mail address, phone numbers, name changes, new physical mailing address, etc. 

VA LOAN CHANGE – Great news if you are a veteran and plan to purchase a home this year! Veterans making a home purchase in high cost of living areas or vets seeking a jumbo loan are no longer subject to VA loan limits. In other words, veterans may obtain a zero-down payment VA guaranteed loan in all areas of the country regardless of the price of the home. 

TROOP MOVEMENTS – As of the writing of this letter, Fort Hood has roughly 8,650 soldiers deployed according to the Fort Hood Population Card and Fact Sheet. The 1st Cavalry Division’s Headquarters and Headquarters Battalion is preparing to deploy 1,000 soldiers to central Europe. 
In a recent press release, the 1st Cavalry Division’s commanding general, Maj. Gen. Broadwater, stated that the division’s 2nd Brigade (approximately 3,500 soldiers) will be returning to Fort Hood this coming April. Approximately 4,000 soldiers with the division’s 3rd Brigade are currently preparing to return to Fort Hood from South Korea.
