Rental property inspection is an indispensable part of property management. It ensures that the property is well-maintained and issues like repairs are addressed on time. Inspection is also conducted before a lease extension or at the time of releasing security deposit when the tenants move out. Performing property inspection serves a dual purpose of monitoring the condition of the property while also ensuring that tenants adhere to the lease agreement terms.

- Move-In Inspection: This inspection is conducted during the move-in process. Property owners use a move-in checklist to document the condition of the property. During the inspection, walls, floors, windows, doors, appliances, plumbing, HVAC system, and other property features are checked. The tenant can also point out any issues or concerns they may have. The documented report serves as a record, which helps in preventing disputes over damages or repairs.
- Move-Out Inspection: The aim of a move-out inspection is to determine the condition of the rental property when a tenant moves out. Timing is critical when conducting a move-out inspection. Property owners should quickly conduct the inspection and return the security deposit to tenant after deducting costs of any damages that are not normal wear and tear.
- Routine Inspection: This inspection is conducted every few months to ensure the property stays in the best condition at all times. It involves performing checks like examining the electrical and plumbing systems, ensuring structural elements are safe, having a look at the general condition of the property, and checking appliances/ gadgets installed. It is also done to check if the terms of the lease are being met. E.g., if there is a pet in the house, which was not declared at the start of the lease.
- Drive-By Inspection: In this inspection, the property owner does not need to enter the property. It is meant to perform a quick assessment of the rental property. The inspection is conducted by looking at the property exterior only.
For routine inspections, a property owner follows inspection related terms and conditions stated in the lease agreement. Also, it is important for the property owner to give a notice for inspection to the tenants at least 24 hours in advance. However, a longer notice is generally the norm and more polite. This gives tenants time to prepare for the inspection and make necessary arrangements. The inspection should be scheduled at reasonable hours.
