Winterizing Your Rental Home

Winterizing the rental home is essential for property owners to avoid costly maintenance and repairs later on. Certain winter days can be harsh with temperatures dropping to freezing.
Tenants can take care of most of the items in preparation for winter, but certain important tasks have to be looked into by the property owner to safeguard their investment. In either case, it is good to have a checklist of what to do when winter arrives. Who is responsible for what; can be mentioned in the lease agreement.
Here are some tips on protecting your home for winter:
- Examine the HVAC system. A licensed contractor should be engaged to inspect the HVAC system in order to ensure that it is operating efficiently.
- Insulate any hot water pipes that run through unheated areas to prevent energy loss.
- Prepare the lawn sprinkler system for winters. Water has to be professionally drained out to prevent freezing of the system due to extreme cold.
- Check windows and doors for gaps and cracks. If necessary, caulk them to prevent heat loss.
- Check for air leaks in your garage and attic.
- Check hot water tank for its operational efficiency. Also, check if there are any leaks or rust in the hot water tank. It is advised to follow the maintenance schedule as per the manufacturer's instructions.
- Replace your furnace's filter.
- Installing a digital thermostat helps automate the house's cooling and heating operations.
- Make sure your smoke alarms and carbon monoxide detectors have fresh batteries.
- Check the roof for leaves, moss, or any other growth. It is important to clear the gutters for unrestricted water flow from the roof.
- Check your dryer vent for clogs. Also, inspect the vent piping for any leaks, and if need be, get it professionally repaired or cleaned, as the case may be.
- Remove any debris or rocks from the ground near your downspouts.
- Check the chimney for proper functioning. Since most doors and windows in a house are closed during the winter, a chimney should effectively dissipate smoke outside the house.
Property Managers oversee running of the rental property on owner’s behalf. The agency conducts routine inspections and notifies owners if their property requires maintenance. On behalf of the property owners, the property management company hires maintenance contractors to perform required repairs.
